October 2026 Market Update: Reno-Sparks
Updated: 2 days ago
September's numbers are in, and they tell a familiar story with a new twist: prices keep climbing while inventory keeps shrinking — and mortgage rates just hit their highest level in nearly three years.
The headline numbers
Reno (single-family):
Median sales price: $682,013 — up 10.9% from last September, up 1.8% from August
Price per square foot: $359 (up 8.8% year over year)
Closed sales: 262
Median days to contract: 29 (down 32% from a year ago)
Sellers received 98.6% of list price
Active inventory: 606 (down 19.7% from last year)
Months of supply: 2.3
Sparks (single-family):
Median sales price: $584,500 — up 4.9% from last September, up 3.8% from August
Price per square foot: $303
Closed sales: 121
Median days to contract: 26
Sellers received 99.3% of list price
Active inventory: 283 (down 11.3% from last year)
Months of supply: 2.3
A balanced market is generally considered six months of supply. Reno and Sparks are both sitting at 2.3. This is still a seller's market — just a more careful one than the frenzy years.
Why inventory keeps shrinking
Here's the mechanism: according to FHFA data, just over half of all U.S. mortgages carry a rate below 4%. Freddie Mac's weekly survey put the 30-year fixed at 7.40% in early October — up from 6.30% a year ago.
An owner with a 3.5% mortgage who sells and buys at 7.4% roughly doubles their interest cost on the same loan balance. Most of those owners are staying put. That's why Reno can add 5.4% more new listings than last year and still end September with nearly 20% fewer homes for sale. The homes that do hit the market get absorbed fast.
What this means for buyers
You have more time than you used to — the median Reno home takes about four weeks to go under contract, not four days. Use it. Get your pre-approval locked, know your payment ceiling at today's rates, and don't skip the inspection just because competition feels tight. Well-priced homes still move; overpriced ones sit.
The attached-home segment (condos and townhomes) is worth a look if you're flexible. Reno's condo median was $322,500 in September with 3.6 months of supply — the loosest segment in the metro. More breathing room, more negotiating leverage.
What this means for sellers
Scarce competition is your opportunity. Pricing accuracy is your risk.
A regional analysis of closings over the past year found that homes sold without a price change closed at roughly 98.8% of their original list price in about 65 days. Homes that needed one or more price cuts closed at about 90.2% — in roughly 161 days. On a $680,000 listing, that's the difference between about $672,000 and about $613,000, plus three extra months of carrying costs.
Price it right the first time. In this market, the first two weeks set the tone for everything after.
The bottom line
Prices are up, inventory is down, and rates are at multi-year highs. That combination rewards sellers who price to the market and buyers who come prepared. If you're thinking about a move before year-end, the data says: don't wait for a rate that may not come — work with the market you have.
